There are millions of Americans who have a large amount of debt. Many of these individuals are unable to repay their outstanding debt. Many people I speak to each day call me about their financial problems, but have no idea what to expect from a <a href="www.arbankruptcyattorneys.com"rel="nofollow">bankruptcy attorney. Most people, by the time they call a lawyer, have at least one pressing problem. Like, for instance, a lawsuit, or a wage deduction summons (garnishment). So you will have that on your mind. You need to gather up any papers you got from the lawsuit. But, don’t stop there. You need to look for your other bills, all of them!

Bankruptcy is a process that involves your whole financial picture. So that means you need to have an idea of which company you pay for each thing you own, or are paying for: Your house- name, amount of mortgage payment each month, and whether that payment includes taxes and/or insurance. Are you up-to-date in the payments on your house? If not, how many months did you miss? Your car(s). Which company do you owe? How much are the payments? And how many months are left (or what is the balance)? Most of the time, people want to keep their house and car(s). Even though you want to keep that thing, you still need to discuss the payments with your attorney. This will be factored into any discussion of a possible bankruptcy case. You also need to have ready: how much you owe the IRS and state taxing authority for income or other kinds of taxes. We also need to discuss this, and many times a bankruptcy filing can help with tax bills. Most of the time, you have to pay them, but bankruptcy can help you get a temporary break or a better payment plan.

Then, you need to remember all of those other pesky bills, like credit cards, and medical bills, that you still owe. Some of the credit cards you may still be paying on each month. Some other ones, you may have forgotten about because you stopped paying a long time ago. Regardless, all are important to tell your attorney about. Even if you want to keep a small account with a department store, or other company, you need to include it, and bring it in. Besides, I’ll run a credit report and all of those bills will show up anyway. If you run a credit report, why do I need to give you any bills? Because, not all bills show up on credit reports. It is up to each creditor to make periodic reports on your payment history. But not all companies do this. For example, most medical bills don’t show up on credit reports. They will show up if you are sued, but, before that, most medical creditors don’t report their bills regularly. So have as many bills as you can find ready to talk about. The purpose of the first call is for you to have an idea of whether the attorney can help you, and, if so, what to bring in so we can review it to see what your options will be. If you are well-prepared for that first call, you’ll be ready to set up a consultation with one of our attorneys.

Carbide cutting tools are used by manufacturers to machine and shape a wide range of tools, products and prototypes from metal.Carbide cutting tools are tools that have the end of the tool, or the tip, coated with carbide, and is used to make cuts through some of the toughest materials known. So, how did we arrive at the place where carbide was invented and the use became so widespread? Well, carbide was a derivative of hard metal. Until the turn of the century, and the onset of the industrial revolution, hard metal was the best the industry had to offer.

Unfortunately, the best the industry had to offer wasn’t all that good. Scientists and metal workers had already devoted a great deal of time to the creation of a harder substance, when, along came carbide. What scientists and metal workers discovered, was that if you decrease the iron (Fe) with harder carbide substances, you got a harder cutting tool.

A metal known as tungsten carbide was introduced into the market during the 1920s and you have the invention of carbide cutting tools. The industrial world was rapidly changed, and as you can see, today we have benefited greatly from this discovery.

Along with the introduction of carbide cutting tools, came the industrial revolution and although there was some modification of machinery, the industry was welcoming this new tool with open arms. The hotter the cutting process, the harder the cutting tool needed to be, and with the progress of machinery, tools, and man’s hunger for automation, the carbide tool filled a much needed space.

The hard carbide particles most often used in <a href="http://www.searcyindustrialproducts.com/"rel="nofollow">carbide cutting tools are those of tungsten carbide, titanium carbide and tantalum carbide grains. The carbide cutting tools are made by using a metallurgical powder, pressing it into a die, and then heating it in a furnace to a temperature of at least 1400 degrees Celsius. That’s extremely hot, but carbide is extremely tough!

<a href="http://www.searcyindustrialproducts.com/"rel="nofollow">SearcyIndustrialProducts.com are not your average “me too” industrial supply company! They don’t sell industrial tools before learning about your specific needs. Once they learn about your operation, processes, and goals, then they suggest the appropriate indusrials tools that will save you time, money, and increase your bottom line. They analyze your process and show you where you can save money on industrial supplies. This is hands on, in-person technical support to show you ways to use tools more efficiently. They show you on paper, hard results, where their industrial tools are less expensive to operate simply by using better tools.

Decades of psychological research have established what good school teachers intuitively know about the most effective ways to reach their students and help them understand new concepts and ideas. For example, there are a number of simple principles that will help learning be more effective:

1) Make the learning relevant. We remember things better when they matter to us, and we are more likely to pay attention to a speaker or a topic when we can apply it to our own work.

2) Make sure the learning can be used immediately, as we quickly forget things that we don’t regularly practice. Have you ever been on an IT training course but then forgotten how to use the system or program because the course was 6 months ago?

3) Keep the learning interactive. Trainers need to ensure than “talk with”, rather than ‘talk at’ their participants. This is achieved by asking questions, challenging delegates to think and using creative ways of involving them through exercises, discussions and reflection.

4) Limit the use of DVD/Videos. Few things are more passive than watching television. Of course, there are excellent resources available in this medium, many of which will be very helpful. It is just important to make sure this is not the primary means of communication. For example, think about using brief clips to illustrate points, or break up a training session with humour.

5) Review. Spend the first five minutes of every new training session reviewing what occurred in the previous one. This technique can help link tie important themes together and promote integration of the training program as a whole.

6) Space out management training sessions. Very little is learned by cramming things in. Make sure that after a training session the participants have an appropriate amount of time to put into practice what they have learned before embarking on the next piece of learning.

7) Encourage participants to read around the subject. Provide additional reading materials, books, articles internet sites etc to enable the participants to further their development.

<a href="http://www.smallprint.com.au/Products/learner_guides.aspx"rel="nofollow">smallPRINT was established in 1998, focusing on training material development of <a href="http://www.smallprint.com.au/Products/learner_guides.aspx"rel="nofollow">learning and assessment support resources for Registered Training Organisations. They produce self-paced study units to be used for distance or classroom delivery, plus workshop based resources. Resources are available for trainers and learners. Their resources are available in print or online through our sister company Catapult eLearning.

You might be searching for the wrong solutions because you may not be aware of innovations in materials for industrial flooring, however. That might leave you considering the traditional commercial flooring options, which may be lacking some aspects you need. You may consider the durability and non-porous qualities of floor resin options or the shiny look of a urethane concrete floor, but what will the floors look like several months from now? Rubber flooring is not the right option for industrial flooring applications for a number of reasons, even though they offer slip-proof safety for your employees. Tile floors can look stylish, but they can be high maintenance and get slick when wet. Is there an option in industrial flooring that offers everything commercial operations need?

There is an extraordinary flooring product for industrial and commercial applications that is highly durable and offers strong protection. It is hygienic, non-porous, easily wipes clean and there is no-downtime because it cures in less than an hour in temperatures as low as Zero! What’s even better is that it offers a safe, anti-slip flooring surface that can withstand forklift traffic or harsh chemical spills and it keeps looking as new as the day it was installed for months and years later. Because it is easy to repair, it offers a long life of easy maintenance. It is industrial flooring that will last the lifetime of your commercial or industrial building. Does it sound too good to be true?

Silikal is a reactive seamless flooring product that contains enhanced MMA, but don’t mistake this product for the standard MMA products that are on the market. The Silikal reactive resins are developed, manufactured, sold and installed to the strictest quality standards and environmental standards under ISO guidelines 9001:2000 and ISO 14001:2005. You might not know what the difference is in some products, initially, but you can see the difference several months after they are installed!

When it comes to <a href="http://www.toughandeasyfloors.com"rel="nofollow">industrial flooring choices that offer the best protection for your floor and the most benefit to your pocketbook and your employees’ safety, Silikal flooring has everything you are looking for. Not only is the easy maintenance and repair more cost effective, but consider the fact that Silikal flooring is the last floor you will ever need for your commercial or industrial building! In addition, your employees are safer, with fewer slip and fall accidents, which might mean lower insurance premiums.

Because it is more sanitary and hygienic, Silikal flooring is better for food processing businesses, but it is non-porous, which means that dirt, water or harsh chemicals can be mopped clean, without damaging the floor surface. Silikal flooring is available in a wide variety of colors and designs, to fit any industrial or commercial application. That means your industrial flooring will be easy to clean, yet still look new for many years, unlike any other flooring choices you might be considering. Silikal flooring will be the last flooring installation you will ever need to worry about purchasing for your industrial or commercial building, so you can see the potential cost savings it has to offer.

For nearly a century <a href="http://www.toughandeasyfloors.com"rel="nofollow">Rust-Oleum has been bringing you premium, durable products at an unmistakable value. The same legendary care, innovation and performance you’ve come to expect from Rust-Oleum’s protective products is found in all their industrial flooring options. Each product is designed for easy application that you can do yourself with minimal interruption and downtime, andour team of flooring experts is waiting to answer any questions from product selection to quantity pricing to installation. They look forward to serving you.

When it comes to hire either a realtor or a real estate consultant to help you with your home search in the Houston area, you might be wondering just what the difference is. A realtor is a commission-based position, who will show houses without an initial fee. A realtor will only make money at the end of a sale, and takes a percentage of the sale of the home for their paycheck. Realtors are more common then real estate consultants. However, a real estate consultant is affiliated with a real estate association, and has no ethics code to follow. A consultant gets paid for their time, by the hour, rather than as a commissioned position, and will charge a standard hourly fee for buyers for house and property tours, filming home walk-throughs, and filing any paperwork, regardless of whether or not a sale goes through. So which one is right for you?

Realtors are great for one-time buyers and homeowners; a Realtor will help you to find your dream home anywhere in the world, and come with a strong Houston Association of Realtors backing and are predisposed to follow the Ethics Codes laid down by local and national associations for Realtors. They are paid only if they lead you to a purchase, which is a great motivator to keep them in contact with you and to find whatever home you may be looking for. However, since they are sale-motivated, there will be a lot more pressure to buy from a realtor, and you may not get completely honest answers from a realtor who is looking to push a sale.

A real estate consultant, however, will usually give you honest answers. Since they are paid for their time whether you purchase or not, these realtors will not want to waste your time or theirs touring homes and properties they know you will have no interest in. A consultant can also save you bit of money. If you plan to do any part of sale yourself, you may want to choose a consultant, since they are only paid for the services they perform and not a flat fee. A consultant is great for investors or frequent property buyers, or for anyone who is looking to sell their home themselves. Consultants can also act as a third-party property assessment professional, which is a necessary step in properties for sale by the owners.

If you are looking into buying or selling real estate in the greater Houston area, you may want to look at the prices and fees of realtors versus a consultant. In some cases, a consultant will save you a bit of money, and can lead you to the right home or property, for the right price you are willing to pay. Do a little homework, and see which of the two is best for your buying or selling needs.

Alcohol abuse differs from alcoholism in that it does not include an extremely strong craving for alcohol, loss of control over drinking, or physical dependence. Alcohol abuse is defined as a pattern of drinking that results in one or more of the following situations within a 12-month period:

Failure to fulfill major work, school, or home responsibilities;

    Drinking in situations that are physically dangerous, such as while driving a car or operating machinery;
Having recurring alcohol-related legal problems, such as being arrested for driving under the influence of alcohol or for physically hurting someone while drunk; and
Continued drinking despite having ongoing relationship problems that are caused or worsened by the drinking.
Although alcohol abuse is basically different from alcoholism, many effects of alcohol abuse are also experienced by alcoholics.

What Are the Signs of a Problem?

How can you tell whether you may have a drinking problem? Answering the following four questions can help you find out:

Have you ever felt you should cut down on your drinking?
Have people annoyed you by criticizing your drinking?
Have you ever felt bad or guilty about your drinking?
Have you ever had a drink first thing in the morning (as an “eye opener”) to steady your nerves or get rid of a hangover?

One “yes” answer suggests a possible alcohol problem. If you answered “yes” to more than one question, it is highly likely that a problem exists. In either case, it is important that you see your doctor or other health care provider right away to discuss your answers to these questions. He or she can help you determine whether you have a drinking problem and, if so, recommend the best course of action.

Even if you answered “no” to all of the above questions, if you encounter drinking-related problems with your job, relationships, health, or the law, you should seek professional help. The effects of alcohol abuse can be extremely serious—even fatal—both to you and to others.
The Decision To Get Help

Accepting the fact that help is needed for an alcohol problem may not be easy. But keep in mind that the sooner you get help, the better are your chances for a successful recovery.

Any concerns you may have about discussing drinking-related problems with your health care provider may stem from common misconceptions about alcoholism and alcoholic people. In our society, the myth prevails that an alcohol problem is a sign of moral weakness. As a result, you may feel that to seek help is to admit some type of shameful defect in yourself. In fact, alcoholism is a disease that is no more a sign of weakness than is asthma. Moreover, taking steps to identify a possible drinking problem has an enormous payoff—a chance for a healthier, more rewarding life.

When you visit your health care provider, he or she will ask you a number of questions about your alcohol use to determine whether you are having problems related to your drinking. Try to answer these questions as fully and honestly as you can. You also will be given a physical examination. If your health care provider concludes that you may be dependent on alcohol, he or she may recommend that you see a specialist in treating alcoholism. You should be involved in any referral decisions and have all treatment choices explained to you.
Alcoholism Treatment

The type of treatment you receive depends on the severity of your alcoholism and the resources that are available in your community. Treatment may include detoxification (the process of safely getting alcohol out of your system); taking doctor-prescribed medications, such as disulfiram (Antabuse®) or naltrexone (ReVia™), to help prevent a return (or relapse) to drinking once drinking has stopped; and individual and/or group counseling. There are promising types of counseling that teach alcoholics to identify situations and feelings that trigger the urge to drink and to find new ways to cope that do not include alcohol use. These treatments are often provided on an outpatient basis.

Because the support of family members is important to the recovery process, many programs also offer brief marital counseling and family therapy as part of the treatment process. Programs may also link individuals with vital community resources, such as legal assistance, job training, childcare, and parenting classes.
Alcoholics Anonymous

Virtually all alcoholism treatment programs also include Alcoholics Anonymous (AA) meetings. AA describes itself as a “worldwide fellowship of men and women who help each other to stay sober.” Although AA is generally recognized as an effective mutual help program for recovering alcoholics, not everyone responds to AA’s style or message, and other recovery approaches are available. Even people who are helped by AA usually find that AA works best in combination with other forms of treatment, including counseling and medical care.
Can Alcoholism Be Cured?

Although alcoholism can be treated, a cure is not yet available. In other words, even if an alcoholic has been sober for a long time and has regained health, he or she remains susceptible to relapse and must continue to avoid all alcoholic beverages. “Cutting down” on drinking doesn’t work; cutting out alcohol is necessary for a successful recovery.

However, even individuals who are determined to stay sober may suffer one or several “slips,” or relapses, before achieving long-term sobriety. Relapses are very common and do not mean that a person has failed or cannot recover from alcoholism. Keep in mind, too, that every day that a recovering alcoholic has stayed sober prior to a relapse is extremely valuable time, both to the individual and to his or her family. If a relapse occurs, it is very important to try to stop drinking once again and to get whatever additional support you need to abstain from drinking.
Help for Alcohol Abuse

If your health care provider determines that you are not alcohol dependent but are nonetheless involved in a pattern of alcohol abuse, he or she can help you to:

• Examine the benefits of stopping an unhealthy drinking pattern.

• Set a drinking goal for yourself. Some people choose to abstain from alcohol. Others prefer to limit the amount they drink.

• Examine the situations that trigger your unhealthy drinking patterns, and develop new ways of handling those situations so that you can maintain your drinking goal.

Some individuals who have stopped drinking after experiencing alcohol-related problems choose to attend AA meetings for information and support, even though they have not been diagnosed as alcoholic.
New Directions

With NIAAA’s support, scientists at medical centers and universities throughout the country are studying alcoholism. The goal of this research is to develop better ways of treating and preventing alcohol problems. Today, NIAAA funds approximately 90 percent of all alcoholism research in the United States. Some of the more exciting investigations focus on the causes, consequences, treatment, and prevention of alcoholism:

• Genetics: Alcoholism is a complex disease. Therefore, there are likely to be many genes involved in increasing a person’s risk for alcoholism. Scientists are searching for these genes, and have found areas on chromosomes where they are probably located. Powerful new techniques may permit researchers to identify and measure the specific contribution of each gene to the complex behaviors associated with heavy drinking. This research will provide the basis for new medications to treat alcohol-related problems.

• Treatment: NIAAA-supported researchers have made considerable progress in evaluating commonly used therapies and in developing new types of therapies to treat alcohol-related problems. One large-scale study sponsored by NIAAA found that each of three commonly used behavioral treatments for alcohol abuse and alcoholism—motivation enhancement therapy, cognitive-behavioral therapy, and 12-step facilitation therapy—significantly reduced drinking in the year following treatment. This study also found that approximately one-third of the study participants who were followed up either were still abstinent or were drinking without serious problems 3 years after the study ended. Other therapies that have been evaluated and found effective in reducing alcohol problems include brief intervention for alcohol abusers (individuals who are not dependent on alcohol) and behavioral marital therapy for married alcohol-dependent individuals.

• Medications development: NIAAA has made developing medications to treat alcoholism a high priority. We believe that a range of new medications will be developed based on the results of genetic and neuroscience research. In fact, neuroscience research has already led to studies of one medication—naltrexone (ReVia™)—as an anticraving medication. NIAAA-supported researchers found that this drug, in combination with behavioral therapy, was effective in treating alcoholism. Naltrexone, which targets the brain’s reward circuits, is the first medication approved to help maintain sobriety after detoxification from alcohol since the approval of disulfiram (Antabuse®) in 1949. The use of acamprosate, an anticraving medication that is widely used in Europe, is based on neuroscience research. Researchers believe that acamprosate works on different brain circuits to ease the physical discomfort that occurs when an alcoholic stops drinking. Acamprosate should be approved for use in the United States in the near future, and other medications are being studied as well.

• Combined medications/behavioral therapies: NIAAA-supported researchers have found that available medications work best with behavioral therapy. Thus, NIAAA has initiated a large-scale clinical trial to determine which of the currently available medications and which behavioral therapies work best together. Naltrexone and acamprosate will each be tested separately with different behavioral therapies. These medications will also be used together to determine if there is some interaction between the two that makes the combination more effective than the use of either one alone.

In addition to these efforts, NIAAA is sponsoring promising research in other vital areas, such as fetal alcohol syndrome, alcohol’s effects on the brain and other organs, aspects of drinkers’ environments that may contribute to alcohol abuse and alcoholism, strategies to reduce alcohol-related problems, and new treatment techniques. Together, these investigations will help prevent alcohol problems; identify alcohol abuse and alcoholism at earlier stages; and make available new, more effective treatment approaches for individuals and families.

Be especially scrutinizing as you determine the drug rehab program that meets your specific needs. This directory has listings of drug rehab programs and treatment centers, alcohol rehabilitation programs, teen rehabs, sober houses, drug detox and alcohol detox centers.

This type of business financing is very aptly described by its name, Bridge loans or Bridging loans. This type loan is not a permanent or even long term loan. It is exactly as stated, a bridge between now and when the long term financing is in place. In general, bridge loans are taken out for a maximum of 3 years awaiting long-term or larger financing. The loan’s purpose is only to cover the interim period until the more permanent financing can be arranged. Once the new financing is obtained, the money will be used to pay back the bridge loan.

Bridge loans have a higher interest rate than conventional loans. It is not uncommon for lenders to require cross-collateralization in addition to designating a low loan-to-value ratio in order to lower their risk. However, bridge loans are able to be arranged quickly and do not require a massive stack of paperwork.

Bridge loans are frequently used in real estate purchases to quickly close on property, take advantage of a short-term opportunity, or retrieve an estate from foreclosure. When the property is sold or refinanced, the loan is typically paid back.

Bridge loans are similar to hard money loans as both are not traditional and obtained for unusual circumstances or emergencies. The major difference is that hard money refers to the source whether an individual, private company, or investment company. Bridge loan references the duration of the loan.

The interest rate of a bridge loan is generally 12-15% for a maximum of 3 years. For commercial properties, the Loan-to-Value ratio does not exceed 65% and 80% for residential properties. Loans can be issued on a closed or open timeframe for payoff.

Banks do not typically offer real estate bridge loans because of the high risk and lack of documentation which does not meet the industry’s lending criteria. A bank would have difficulties justifying its lending practice to government regulators and investors if it issued bridge loans. Therefore, most bridge loans are generated from individuals, businesses, and investment pools.

Bridge loans are used in corporate finance and venture capital as well. They can infuse small amounts of cash to carry a company through consecutive major private equity financings. In addition, they can assist a distressed company while search of an acquirer or larger investor. If a company is being sold, a bridge loan can finance final debt before it is publicly offered.

Lone Oak Fund is a private mortgage fund larger than many banks that makes bridge loans typically ranging from $500K to $12.5M on commercial and residential properties located throughout Southern and Northern California. Founded and managed by experienced real estate developers, Lone Oak Fund is the preferred lender for professionals seeking fast, reliable bridge financing for their clients, while providing an additional profit center.Since its inception in 2002, Lone Oak Fund has become one of the largest and fastest growing private bridge lenders in California. The fund is supported by the financial strength of its 400 plus members, including high-net-worth individuals, institutions, and pension funds, with over a billion dollars in loans funded.
